| Doing whatever you can to put your condo's best face forward is very
important if you want to get close to your asking price or sell as
quickly as possible. |

| Carefully inspect your condo and repair any
obvious cosmetic defects, that could deter a buyer. Make sure windows
are clean (both inside and out); the paint is not chipped; doorbell
works. Fix or replace all other things that are broken or don't look
good. |

| It's especially important that the bathroom
and kitchen are spotless. Make sure the basic fixtures and appliances
work. Get rid of leaky faucets and frayed cords. |

| Clean and spruce up all rooms, furnishings,
floors, walls and ceilings. Hide the kitty litter. Have a plan for your
pets during showings. |

| Show
off all the storage space your condo has. Organize all closets, cabinets,
cupboards, and shelves. Invest in some durable plastic containers and
labels. Fill the containers and store them. Put also all extra
furniture and seasonal stuff into rented storage. |

| Make sure the kitchen smells good (from
cookies or pie baking), or use some lightly scented vanilla and cinnamon
potpourri. Try to avoid heavily scented candles or potpourri. |

| Place a large bowl of fruit or fresh flowers on the table in
your dinning area. |

| Always be flexible and ready to show your property. Try to accommodate even a last minute showings. |
