Condo Buying Tips

| Make sure you are
ready to put a deal together, eliminate any doubt, by pre-qualifying for the
amount you may spend on the purchase of your dream condo. This is
especially important if your dream condo suddenly has a price
reduction and other buyers might come into the picture.

| Determine exactly what size of a condo you
are looking for. What type of the building you prefer? Would you prefer
high rise with hundreds of units or something smaller, 4-6 floors with
40-60 units or something in the form of a
townhouse? Two or three bedrooms? More or less than that? |

| The other important thing you should consider is the location and neighborhood. Since every
neighborhood has its own unique character, you need to make sure you'd
be comfortable in the one you're thinking of choosing. |

| Once
you know what you want, inform your Realtor about that. It is critical
that your Realtor knows what you are looking for, otherwise, you might
end up wasting your time
looking at homes you're not really interested in. |
|
Take a look at the Condo Fee and what is
included in that fee.
|
|
| Find about parking: Is it assigned? What
kind of parking and how many spaces per unit? Do you pay extra if you
have more vehicles? |
|
| Check condo rules about pets, because some don't allow pets; others impose limitations on the size of the pet. |
|
| Be sure to check all other condo documents such
as the declaration, rules, and bylaws. Don't take anything for granted!
Before signing any document, read it and, if you're not totally certain
about the meaning of some the wording, ask me as your Realtor or seek
the
advice of a lawyer. |
